Hereinafter referred to as “Anxia Cleaning”.
Article 2 – Scope
These terms apply to cleaning services provided by Anxia Cleaning to private individuals and professional clients, including businesses, co-ownership associations and property managers.
They cover occasional and recurring residential cleaning, move-in and move-out cleaning, offices and commercial premises, communal areas, accessible window cleaning and cleaning of short-term rental properties, including properties listed on Airbnb or Booking.com.
These terms are provided to clients before the contract is concluded. Specific conditions expressly agreed in writing take precedence on the matters concerned, subject to mandatory legal provisions.
Article 3 – Quotations and Booking Confirmation
Quotations are prepared using the information provided by the client, including the property's size, layout and condition, any photographs, and the requested work.
Unless otherwise stated, quotations remain valid for 30 calendar days from issue. A booking is confirmed once the client accepts the quotation and Anxia Cleaning confirms the date in writing, subject to applicable legal requirements.
Acceptance may be given by email, written message or signature. Subsequent changes to the agreed services require mutual agreement.
Article 4 – Included Services and Exclusions
Only services expressly included in the quotation, contract or written confirmation are covered.
Unless separately agreed, services exclude:
Deep cleaning of sofas, mattresses, carpets or other upholstery;
Treatment of extensive mould, contamination or hazardous substances;
Moving particularly heavy furniture or dismantling installations;
Work requiring specialised equipment or unsafe access at height;
Removal of hazardous or bulky waste.
Interior cupboards, ovens, refrigerators, window frames and other specific items are cleaned only when included in the quotation.
Move-out cleaning does not guarantee the return of a rental deposit or acceptance of the property during the final inspection. Anxia Cleaning may refuse or stop a task presenting a serious risk to safety or property.
Article 5 – Client Responsibilities and Property Access
The client must provide access to the premises at the agreed time and date, supply working keys, codes and instructions, make water and electricity available, disclose fragile items, sensitive surfaces and known risks, and make the areas to be cleaned reasonably accessible.
Anxia Cleaning provides standard cleaning products and equipment unless otherwise agreed. Consumables for occupants or guests (toilet paper, soap, etc.) are not included unless expressly stated.
If access is impossible for reasons attributable to the client, Article 8 may apply, subject to statutory consumer rights.
Article 6 – Prices and Additional Services
All prices are expressed in euros. Prices communicated to consumers before entering into the agreement include applicable VAT and mandatory charges. Quotations for professional clients may show prices excluding VAT, with the applicable VAT indicated.
Prices are based on the information available when the quotation is prepared. If the property's actual condition or the work required differs substantially, Anxia Cleaning will inform the client before changing the price or scope.
No additional charges will be applied without the client's prior approval. If no agreement is reached, the parties will determine what can be completed within the original quotation or agree on another solution.
Article 7 – Invoicing and Payment
Unless otherwise agreed, invoices are issued after completion of the services.
The following payment periods apply:
Private clients: 7 calendar days from receipt of the invoice.
Professional clients: 30 calendar days from receipt of the invoice.
Payment is made by bank transfer to the account indicated on the invoice or by another payment method accepted by Anxia Cleaning. A different payment period may be agreed in writing before the service.
If a consumer invoice is overdue, Anxia Cleaning will first issue a free initial reminder in accordance with Book XIX of the Belgian Code of Economic Law. The statutory waiting period of at least 14 calendar days, calculated in accordance with the law, must be respected before any legally permitted and validly agreed late-payment interest or compensation can be claimed.
Late payments by professional clients are governed by Belgian legislation on late payments in commercial transactions and by validly agreed contractual terms.
Article 8 – Cancellation and Rescheduling
Cancellation or rescheduling requests must be communicated in writing as soon as possible. Subject to statutory withdrawal rights and mandatory law, these provisions apply to confirmed visits:
More than 48 hours before the visit: free cancellation or rescheduling;
Between 24 and 48 hours before the visit: compensation equal to 25% of the visit price;
Less than 24 hours before the visit: compensation equal to 50% of the visit price.
These amounts are intended to reasonably compensate for the reserved time and the consequences of late cancellation. They do not apply in cases of force majeure or where cancellation without charge is required by law.
If Anxia Cleaning cancels a visit, the client will be informed promptly and offered another date, which the client may decline. Amounts already paid for the unperformed service will then be refunded. If Anxia Cleaning cancels at short notice for reasons attributable to it, excluding force majeure, the client is entitled to compensation equivalent to that which would have applied to the client cancelling on the same notice, without prejudice to statutory rights.
Specific cancellation arrangements may be agreed for recurring professional contracts, subject to applicable law.
Article 9 – Consumer Right of Withdrawal
Where a contract is concluded at a distance or off-premises and a statutory withdrawal right applies, the consumer generally has 14 calendar days from the conclusion of the contract to withdraw without giving a reason.
The consumer can send an unambiguous withdrawal statement to contact@anxiacleaning.be or use the standard withdrawal form provided separately.
If the consumer wants the service to start before the withdrawal period ends, Anxia Cleaning obtains their express request as required by law and, where necessary, their acknowledgement that the withdrawal right will be lost after the service has been fully performed.
Where a service has already begun at the consumer's express request and the consumer withdraws, a proportionate amount for the work provided may be payable in accordance with the law. The contractual cancellation fees in Article 8 cannot override statutory withdrawal rights.
Article 10 – Service Quality and Complaints
Anxia Cleaning undertakes to carry out its services carefully and professionally, in accordance with the agreed scope.
Clients are encouraged to report concerns as soon as possible, ideally within 48 hours of the visit, describing the affected items and providing photographs where possible.
If a shortcoming attributable to Anxia Cleaning is established, an appropriate solution will be proposed, potentially including corrective cleaning within a reasonable period when practicable. The suggested 48-hour reporting period does not limit statutory rights.
Article 11 – Liability and Damage
Anxia Cleaning takes reasonable precautions to protect the client's premises and property. Both parties will communicate discovered damage and relevant details without unreasonable delay so the circumstances can be assessed.
Anxia Cleaning's liability is determined in accordance with applicable Belgian law. It is not liable for damage that is not attributable to it, including damage caused by pre-existing defects, faulty installations or incorrect client instructions.
Nothing in these terms restricts liability that cannot legally be excluded or limited.
Article 12 – Keys, Access Codes and Confidentiality
Keys, badges and access codes provided to Anxia Cleaning are used solely for the agreed services. Anxia Cleaning takes reasonable measures to safeguard them and maintain confidentiality.
Key collection and return procedures are agreed with the client. Anxia Cleaning also respects the confidentiality of private documents, information and belongings encountered during cleaning.
Article 13 – Recurring Services and Termination
Recurring services, including office, communal area and residential cleaning, are governed by an agreement specifying frequency, scope, prices and scheduling arrangements.
Unless a fixed term is expressly agreed, the arrangement continues indefinitely. Either party may terminate it in writing with 30 calendar days' notice, subject to mandatory law.
Services already performed remain payable. Visits already confirmed during the notice period continue or are changed in accordance with the agreed arrangements and applicable cancellation terms. Price changes or changes to essential terms are communicated in advance and agreed where required.
Article 14 – Specific Terms for Short-Term Rental Cleaning (Airbnb, Booking.com, etc.)
The following provisions apply to cleaning of short-term rental properties.
14.1 – Scheduling
The client supplies guest checkout and check-in dates and times and all information needed to organise cleaning. Every visit remains subject to availability and must be confirmed by Anxia Cleaning. Sharing a booking calendar does not itself automatically confirm cleaning visits.
Same-day checkout and check-in cleaning is accepted only after express confirmation from Anxia Cleaning.
14.2 – Property Access and Late Checkout
The client ensures access at the agreed time; guests should normally have vacated the property before cleaning starts. In cases of late checkout, guests remaining in the property or access difficulties, Anxia Cleaning will inform the client as soon as possible.
A different time may be offered subject to availability. Completion before the next guests arrive cannot be guaranteed where the delay is not attributable to Anxia Cleaning.
14.3 – Linen and Bed Preparation
When linen changes or bed preparation are included, the client supplies sufficient complete, clean sets for each visit.
On-site washing and drying take place only where expressly agreed and where adequate equipment and time are available. Anxia Cleaning does not provide off-site laundry collection or washing.
Missing clean linen or failures of client-provided equipment may prevent certain tasks from being completed without creating liability for circumstances not attributable to Anxia Cleaning.
14.4 – Consumables and Guest Amenities
The client provides consumables intended for guests. Anxia Cleaning replenishes them only when restocking forms part of the agreed services and supplies are available.
Any purchases made by Anxia Cleaning require prior agreement on items, costs and any handling fees.
14.5 – Exceptional Cleaning
Turnover prices cover normal cleaning following ordinary guest use. If the property is excessively dirty, contains unusual waste or requires extra work, Anxia Cleaning will inform the client and may propose additional services.
No additional charges will apply without prior approval. Tasks posing health or safety risks may be suspended.
14.6 – Damage, Issues and Forgotten Items
Anxia Cleaning will report obvious damage, visible issues and forgotten belongings noticed during a visit where reasonably possible. Cleaning is not a comprehensive inventory or technical property inspection.
Guest, booking-platform and insurance claims remain the client's responsibility unless separately agreed.
14.7 – Limits of the Service
Unless separately agreed in writing, Anxia Cleaning does not manage reservations, communicate with or welcome guests, maintain or repair the property, manage deposits or guest disputes, or guarantee occupancy or rental revenue.
Anxia Cleaning operates as a cleaning service provider within the agreed scope and remains responsible for proper performance of its own services under applicable law.
Article 15 – Force Majeure
If an event constituting force majeure under Belgian law prevents a visit, the affected party informs the other promptly. The parties will seek a reasonable solution, including rescheduling or, where appropriate, cancellation and reimbursement for services not performed.
Article 16 – Personal Data Protection
Personal data handled for quotations, bookings, cleaning services and invoicing is processed in accordance with the General Data Protection Regulation (GDPR) and applicable Belgian law.
Photographs taken during services are limited to necessary documentation, service follow-up or complaint handling. Identifiable photographs of private premises are not used for marketing without appropriate authorisation.
Further information appears in Anxia Cleaning's website Privacy Policy.
Article 17 – Applicable Law and Dispute Resolution
These terms are governed by Belgian law. The parties will first try to resolve disagreements amicably in writing.
Consumers may also contact the Belgian Consumer Mediation Service: www.mediationconsommateur.be.
If no amicable solution is found, the competent courts are determined by applicable law. These terms may be updated for future contracts; existing agreements can be changed only in accordance with the law and applicable agreements.
If any provision is found invalid, the remaining provisions continue to apply to the extent permitted by law.
